(Sketch Plan) 23P-016 (Withdrawn): The proposed development involves a rebuild of an electrical substation adjacent to an existing substation on a 0.65-acre commercial parcel. The project will include four metal-sided GIS buildings, a control building, two transformers with oil-containment foundations, and essential infrastructure. Lighting, including wall-packs and perimeter security lights, will operate from dusk to dawn, with additional task lighting if night work is necessary. The unmanned substation eliminates the need for parking, sanitary services, water, or trash storage. Screening considerations exclude vegetation for safety. Post-construction, the existing substation and transformer at 2075 Empire Boulevard will be decommissioned, and the adjoining fence removed.
