23P-004: This re-development project includes demolishing a ±3,088 SF portion of the existing building and modifying the adjacent parking lot to provide additional IO parking spaces along the front of the building. Existing utilities to the modified existing building will remain "to serve the building. Stormwater runoff and drainage patterns will remain and continue to be collected by private storm sewers and conveyed to the existing stormwater facility along the western property limits. Access to the property will be maintained, including cross-access agreements currently in place with the properties adjacent to the redevelopment area. 

Additional: Condition Use Permits for tenant areas within the building to be utilized for food services. There are three separate tenant areas currently planned for the building. The food service areas are planned at the Northeast and Southeast corners of the building with approximate areas of 1,502 sf and 2,905 sf, respectively. The remaining central tenant area of approximately 6,635 sf is currently planned for a retail use.
