Application description:

Road - The private drive is 16' wide and approximately 400 feet long to the cul de sac.  Water-The water supply is from the 10" ACP MCWA main on Panorama Trail. 
The total site area is 192,551 SF. Subtracting 30,216 SF for the 1H:3V slope plus 15' toe and 14,267 SF for the 20' drainage easement yields a net buildable area of 148,068 SF. Dividing 148,068 SF by 25,000 SF/ lot = 5.92 lots. The average would be 37,017 SF/lot The property owner is Richard Smith. This design will save a grove of approximately 15 trees, predominately hickory. The existing 10 year site runoff is 0.95 CFS. The original pond design, 10 year storm was 0.31 CFS. We expect the new design will be less than 0.95 CFS.
