24Z-005: In May 2023, the applicant sought area variances from the ZBA to build a 30’ x 60’ pavilion for church-related activities. The ZBA approved a variance of 56’ from the 100’ setback requirement, allowing a 44’ setback from the west property line, and a 6’ encroachment into the 50’ buffer zone. However, during preparation for construction, it was discovered the pavilion must be 39’-4” from the west property line, 4’-8” closer than approved. Now, the applicant seeks a variance of 60’-8” from the 100’ setback, resulting in a 39’-4” setback (61% closer) and a 10’-8” buffer encroachment (22% vs. the previous 12%).
