23P-014: (Approved on November 9, 2023 by the Planning Board) Webster Montessori School is proposing to construct a 5,350± SF addition to the east of their existing 15,000± SF building. This expansion will add 2 indoor classrooms, which will allow the school to use their gymnasium for sports/recreation purposes once again as it is currently being used as classroom space. In addition, although there are no plans to immediately increase enrollment, the school will now have the ability to serve a total of 165 students instead of 150 students. The existing parking lot is being reconfigured and slightly enlarged (6,325± SF additional imperviousarea), adding 20 parking spaces with an additional 9 spaces land-banked. There are no changes in the school's operating hours, no changes to the existing access onto Five Mile Line Rd and no impact to traffic. The 4.04-acre parcel is zoned Residential R-1-20. No variances have been identified for this project. Construction is targeted to begin January 2024 and be completed by September 2024. The applicant requests that this project be granted Site Plan Approval and the Conditional Use Permit be
modified to allow up to 165 students.
