"We are requesting approval of this project under Town Law 278. Drawing #1 depicts a cluster layout that is consistent with the previously approved larger subdivision. This layout provides more area for the private road as opposed to Drawing #2 which depicts a conventional layout. The parcel is 7 .19 acres and is zoned RR-1. The site coverage is mainly secondary growth consisting of small trees with brushy undergrowth. The current owners of the property are Jon and Theresa Beresniewicz and Gerber Homes is under contract to purchase the property.In 2005 a six (6) lot subdivision was approved under Town Law 278 for this parcel however, the owner did not proceed with the project and the subdivision plat was not filed."
